    Hi, I’ve bought a new house which was built to roof height. The previous owner failed to register with NHBRC. I only found out when registration was done, just before lock down. The previous owner was issued with a court order by NHBRC, where does it leave me. I want to complete the house as we say, building out of our pocket

Hi I bought a plot and built my yard with slabs and then dig up a foundation since I was going to start building then the nhbrc people sshowed up and they they said i must stop and they fined me 12,563 00 I paid it and then I waited for them to say I must continue since last yr until now no response

    my builder who is NHBRC registered refuses to do the Late enrollment of my completed house and despite numerous attempts
    HNBRC has been informed.

    Is there another route to do the late enrollment with NHBRC without the builders involvement but not releiving him from the liability and warranty on his work?

    How long can he refuse submitting the late enrollment?

  6. we just moved into a Plot and plan house,
    bought it through a developer who is not interested in the client after the bond and everything is registered(they just want their money), we had a pipe burst and geyser pipe burst, the water bill is R3000, but the developer is saying the plumber must pay for the bill, we have been living here for 5 months and just found out the plumber does not have a NHBRC accreditation certificate, is there something i can do? any help is welcome

  7. Trying to contact the NHBRC is a waste of time.
    Frankly the NHBRC is a waste of time. When I built on I tried to do the process their way. I got no response. So I got the plans drawn up by an qualified person & project managed the building process with builders and plasterers from the corner, with the inspections done by the municipal building inspector. The building passed and is approved,without the NHBRC.

  8. Hi Corrie, Yes that is what the NHBRC and the local building inspectors must do. Contact the NHBRC in your area and ask them to do an inspection asap

  9. hi. I bought a stand, had plans approved but was informed nhbrc doesn’t enrol garages alone, so I built a garage to use as storage. now I want to build main house and have it enrolled but I’m now told, I was supposed to enrol garage aswell. so I’m screwed. please help…

  10. Hi Adrian, You dont say northern suburbs of which city. I phoned the northern suburbs Cape Town number 021-913 9210 and got no answer. The same with Sunninghill 011 317 0000, I tried the satellite office Pretoria 012 444 2600 – also no reply. I did get an answer from the toll-free number 0800 200 824 and the lady that answered said that the Cape number is still the same. I then asked her to put me through and all I got was music for 20 mins and I then hung up 🙁

  11. Hi Penny. I’m in the same situation as Jean. I have tried to contact the NHBRC in the northern suburbs and their number is incorrect on their website. They moved from their listed address, and they don’t respond to emails. I have had my plans approved and want to apply for an exemption, but how do I do that if they are not contactable?

    Our home is been built by a NHBRC registered builder who is supposed to completeour retirement home by the 15th December 2016 (6 months) and is now only at roof hieght. When I done a site inspection yesterday, I found a major structural crack in the 1st floor wall which is not even plastered yet, as well a hairline cracks in the majority of the walls that have been plasterd. I am also of the opinion that the requirements of the SANS 14000 requirements have not been fully met. Is it not the requirement of the NHBRC to inspect these registered homes under construction and stop such dviations and tell the builder to repair them.

    GENERAL REGULATIONS REGARDING HOUSING CONSUMER PROTECTION MEASURES

    (2) For the purposes of the definition of “home” in section 1of the Act, “home” does not include-
    (a) boarding houses, hostels, institutional facilities such as hospitals, prisons, orphanages and other welfare accommodation, time share accommodation, hotels or any residential structure which is constructed with less than 75 percent of the floor area designed for residential purposes

  14. First of all the building regulations require you to have a competent person draw your plans and take charge of the build. By law you have to have a registered plumber and registered electrician do that work. In terms of the NHBRC, unless you are an owner builder and apply successfully for an exemption, you must use a registered builder for the house and the house must be enrolled by the builder.

  16. Article 2 of the regulations stipulates that the definition of home amonst others does not apply where the potion of a residential building used for residential purposes is less than 75% thereof. How is this applied

  17. Hi. Im building a home on my own property with my own cash. No bond is registered toward the property or for the building. I supply all materials and got a builder to lay foundations and erect the walls. A different carpenter does the roof and ceiling. Another builder does the tiling. A plumber for plumbing and electrician for electrical.
    Since according to chapter 5 of the said act it is only enforceable in relation to houses with mortgage bond or government subsidy , must i register

  18. We are not affiliated to the NHBRC. You need to phone them, email them, visit them … whatever you can do. If you can’t get through to a number, call another one listed on their website – or in the telephone directory. Good luck.

  19. If the builder was registered when he built your house the NHBRC warranty will still be valid. Contact them. Also report the builder to the NHBRC – presuming he was in fact registered, they have an obligation to take action against him. Furthermore, if you can prove that this person is still building houses, he is in breach of the law and you can report him to the NHBRC for fraud. Again, they have an obligation to take action.

  22. The building regulations in terms of doors and windows are no different for houses on the coast. What are you concerned about?

  23. Normal settling can result in cracks, but not usually within two months. It isn’t clear whether you hired the builder or bought a plot and plan house. Either way, the builder, by law, must belong to the NHBRC. Check with them. Presuming he is, report this to the NHBRC and ask them to investigate. There will be a warranty on the building. If not, they need to take action in terms of fraud.

  24. Hi I just bought a new house built from scratch. I just want to find out is it exceptable that my house has cracked walls but it only been two months old its been built. I asked the builder he said no this is normal the house is still new it is still settling this will happen for next 10 years. I do not know if they just making me a fool or its an excepted thing for new homes please help.

    I need help please. I bought a house in 2013. Tru Guideline building contractor’s (New development). The bond is not even 2 years old and the entire house is cracking. I was advised by the developers to contact NHBRC, but can’t get tru. Can someone please call me back for assistance on on cell number 083299588.

  29. Liesl, For ANY ADDITIONS you must get plans drawn up by a competent person and submitted to your local council and then get approval BEFORE you start. All building and construction work must comply with the regulations. Additions do not have to be registered with the NHBRC. Your local council will tell you their specific procedure.

    Our home was built by a NHBRC registered builder and he failed to use a sealer or something on the brigs because when it eains all this dampness is coming through the walls. I am very dissapointed as we struggled si ti build our home.

    When we approached the builder to come and fix his faults he said he didnt care ss he was no longer registered with the NHBRC.
